January – December
WOW!!! 2009 is not going out quietly! After 2 months in a row of positive sales number for the year, we finished the year with a slightly lower number of sales for the month of December compared to last year. Overall 2009 was absorbed by our market better than expected by most. Now I know 2009 was pretty bad and we aren’t up to our “great years” numbers yet but we are certainly moving in the right direction. I’m so glad we live in Bryan/College Station!!!
Notice on the chart to the left– the available inventory on the market has been on a slow and steady rise but November started a decline. Is this something we need to watch? Yes! It is still higher than in years past but I don’t think it is anything to be concerned about at this time. It is nice to see the market is sustaining itself and not headed in a direction that would cause the market to be oversaturated with listings.
Talking with several agents, we are very surprised that so few people know about the $6,500 tax credit. In the past the tax credits have been for First Time Home Buyers only but now the Federal Government has expanded the tax credits to Repeat Home Buyers, too. A recent article entitled If You Don’t Buy a House Now, You’re Stupid or Broke from Business Week caught my eye. Yes this title is a bit harsh but hopefully it will cause us to stop and think. Mortgage rates are holding around 5% which is one of the lowest rates in the last 40 years! Not only do we have great low 30 year fixed interest rates, we have a possible $6,500 – $8,000 tax credit. What more do we need?
